Marston’s pay a fixed fee of £30,000 + VAT for valid site introductions.

A valid introduction should meet the following criteria:

  • The site is not previously known to Marston’s
  • Include full site address including postcode
  • Include details of selling agent or owner
  • Include location plan and ownership plan

Confirmation that the introducing party has no legal interest in the site nor any contractual or personal interest as agent, developer, builder or otherwise.

To be eligible for payment any introduction must be acknowledged in writing (letter or email) by a member of the Marston’s Acquisitions Team and evidence of this acknowledgement may be requested by Marston’s prior to payment of the introductory fee.

Marston’s may request from the introducing party such assistance and/or further information as we may reasonably require for the purpose of the acquisition including valuation advice and assistance with Planning Submissions.

Should an introduction not lead to the relevant site being acquired by Marston’s, but that site is subsequently acquired as a result of another introduction then you will not be entitled to receive the introductory fee.

Fees only paid to property professionals on unconditional exchange of contracts

Monthly progress updates on the site required for the site introduction to remain eligible.


Marston’s PLC are looking for sites to acquire; either land for new build developments or existing pubs, hotels or buildings to convert.

We have an enviable track record in opening new family pub restaurants for Marston’s Inns and Taverns. Between 2009 and 2015 we opened over 120 pubs, with funding in place to continue this programme year on year.

We also build hotel bedrooms alongside our new pubs. We are opening 10 Marston’s Inns this year and will consider pub/hotel locations on an individual site basis.

We are also acquiring for our high street brand Pitcher and Piano and Revere Pub Company (our premium pub and hotel company) and we are due to open 4 of these sites next year.

  • We consider towns and suburbs with a population of 10,000 upwards
  • Our building footprint ranges from 5000 sqft to 9000 sqft
  • Fronting main A roads (preferably at a junction or roundabout) and being adjacent to supermarkets, retail/leisure parks, business parks and large residential developments.
  • Freehold or long leasehold between 0.5 acres (if sharing car parking) and 1 acre for a standalone site. We will consider larger sites up to 2 acres.

  • We are currently looking for opportunities in affluent towns and cities across the UK.
  • 5000-7000sq ft. minimum, in contemporary or historic buildings, existing businesses or new build sites

Marston's Inns:
  • We will construct a separate hotel bedroom block adjacent to our new pub restaurant in selected towns in the UK with a core base of tourism or business. We build 26-40 bedrooms, which can provide a valuable addition to a larger development scheme or a town’s hotel provision.
  • We look for sites of 1.25 acres + to accommodate our pub and inn.
  • We also consider existing hotels for conversion.
